Special important note for sellers.
Please realize that in a “Subject to Owner Confirmation Auction”, (the most common type of auction that we perform) if the top bid price does not meet the minimum amount you need to feel comfortable in selling, you do not have to accept it and the auction sale is not consummated.
The Express Auctioneer will NOT say “sold” until he receives “Owner Confirmation from you; the seller” that the bid price is acceptable.
If the bid price is not acceptable to you; the seller, the Express Auction ends and the property is not sold.
You are in complete control of the date and time of the sale and the minimum amount you will accept.
If you are new to The Express Auctioneers Method (TEAM) of selling and buying homes and property at auction then please read the following twice.
Before continuing on, please remember this. The highest acceptable bid is “money in your pocket”. For example, if your acceptable bid for your property is $200,000.00, then this amount is given to you (the seller) in a check at settlement. All closing costs and fees are paid by the buyer.

Has your home has been listed at traditional sale for 90, 120 days or more?
Has it been suggested that you lower the sale price of your home once? Twice?
If you answered yes to either or both of these questions then you might consider selling your home with The Express Auction Method.
You might also consider this:
How much is your monthly mortgage, utilities, insurance and other home expenses? Multiply by 3, 6 and 12. Subtract this from the lowest listing price. This, along with the amount you lowered, commission paid and an lower offer is how much less you will receive “in pocket” if your home stays on the market
for 3, 6, 12 months or more.
With a 30 day auction utilizing The Express Auction Method you do not pay any closing costs. (On average, these costs can add up to between 3% and 5% of the home loan amount. Around $6000 – $10,000 for a $200,000.00 home)
With a 30 day auction utilizing The Express Auction Method you do not pay any commission to the Professional Real Estate Auction Agent. The buyer pays a Buyer’s Premium based on the amount of the sale.

(Remember that no one will offer you more money for your home. The buyer will always offer a lower price than your last listed price, and once you lower it, it is difficult to raise it any higher.)

You determine the date and time of your sale.
You pick a bid price which is acceptable.
